Ontario rules every landlord should know
A quick overview of the basics. Rules change, so confirm current details with the Landlord and Tenant Board or a legal professional.
Use the standard lease
Most residential rentals in Ontario require the province's standard lease form, and it must be given to the tenant within 21 days of signing.
Limits on deposits
You can collect a rent deposit of up to one month's rent, applied to the last month. Damage deposits are not allowed.
Rent increases
Increases generally need 90 days' written notice, no more than once every 12 months, and must follow the yearly provincial guideline unless an exemption applies.
Fair screening
You can check credit, income and references, but you cannot discriminate under the Ontario Human Rights Code. Consistent criteria for every applicant protect you.

How do you decide my rental price?
I look at similar rentals in your area, current tenant demand and seasonal trends, then weigh your goals, whether that is the highest rent or the fastest lease.
How do you screen tenants?
I review each application, verify employment and income, contact references and look at credit and rental history, using the same criteria for every applicant.
How long does it take to find a tenant?
It depends on price, condition and timing. A well-priced, well-presented property in Ottawa can often attract strong interest quickly, especially in busy rental seasons.
Should I manage the property myself or hire help?
If you want hands-off ownership, our property management services handle tenant calls, maintenance coordination and more. If you prefer to self-manage, I can lease the property and hand it over to you.
